Moving Forward with a Redesign for the Ephesus Fordham District
Alexan Apartments is the first project permitted under the new fast track approval process, i.e., form-based code, that the Town adopted in May, 2014.
In our last newsletter we provided an assessment about how well the Ephesus-Fordham (E-F) redevelopment plan is measuring up to expectations. This report includes a few of the changes we’ve observed on the ground since the Town Council approved the FBC and applied it to the nearly 200 acre E-F district. Read our assessment here …
Since then with Council encouragement, the Town staff has hired consultants to work on various pieces of the Code. In particular, Tony Sease, Urban Designer, and a Transportation consultant has brought forward to the advisory committees and to a future January public hearing further changes to the code.
We believe that hiring an urban designer was the right remedy for fixing design aspects of the Form Based Code. However we don’t embrace all the changes proposed. Read CHALT Comments at the November 11th public hearing.
Yet to be addressed in improving the Code are: building in community amenities, shared parking, affordable housing, energy efficiency and lower densities.
